How foreclosure timing works in Texas
Most Texas home loans can be foreclosed without going to court. For a homestead, the lender generally has to send a notice of default with at least 20 days to cure, then a notice of sale at least 21 days before the sale date. Foreclosure sales in Texas are held on the first Tuesday of the month.
Every situation is different. Talk to a housing counselor or attorney about your specific deadlines.
Options to consider
- Reinstatement: catching up on missed payments
- Loan modification or forbearance with your lender
- Homeowner-assistance programs, if you qualify
- Selling before the sale date to protect your equity
- Talking with a bankruptcy attorney about your rights
Houston foreclosure questions
Can I still sell my house if I'm in foreclosure?
Usually yes, up until the sale. A sale can pay off the loan and protect your remaining equity.
Do you charge for foreclosure help?
No. Reviewing your options with us is free.
Is this legal advice?
No. We are not attorneys. For legal questions, talk to a Texas attorney or a HUD-approved housing counselor.
