How to read the result

The calculator takes the sale price, subtracts selling costs, the payoff, back taxes and estate costs, and divides what is left by each heir's share. Equal shares split the total evenly. With custom percentages the shares must add up to 100%.

Who inherits, and in what share, comes from the will or from Texas law when there is no will. A probate attorney can confirm the shares for your family.

Costs people forget

  • Back property taxes and utilities on a vacant house.
  • Cleanout and repairs before listing.
  • Attorney and court costs for the estate.
  • Months of insurance, upkeep and lawn care while the house sits.

Selling with several heirs

Everyone with an ownership interest has to agree, and the title company will need the right signatures. We work with all heirs and the title company so each person is paid correctly. Start with our probate basics guide.

Questions about this tool

Does this show taxes?

No. Whether an heir owes tax on a sale depends on the estate and the heir. Ask a CPA or probate attorney.

What if one heir wants to keep the house?

Heirs sometimes buy each other out. A probate attorney can explain how that works for your family.

Can we sell before probate is finished?

Sometimes a contract can be signed, but closing usually waits until the person with legal authority can sign. Your attorney will confirm.

Not legal, tax or financial advice

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
