Landlords
Is your Houston rental still worth keeping?
Late rent, repairs and turnover add up. Enter your rents and expenses to see what the property really earns and what you would walk away with if you sold.
Your numbers are only the start
Fill in the form to see your results here. When you are ready, send us the address and we will turn the estimate into a real offer or a plain-English plan, at no cost.
The numbers explained
- Net operating income (NOI) is rent after vacancy and operating costs, before the mortgage.
- Cap rate is NOI divided by the property value. It lets you compare properties without regard to financing.
- Cash flow is NOI minus the mortgage payments.
- Return on net proceeds compares yearly cash flow with the money you would have if you sold.
What to weigh besides the math
- Big repairs coming, such as roof, foundation or HVAC, which a monthly percentage will not capture.
- Tax on a sale, including depreciation recapture. Ask your CPA before you decide.
- Your time and stress. Some owners sell to simplify even when the numbers are close.
Selling with tenants in place
We can buy rentals with tenants in place, so there are no evictions or make-ready repairs. Leases and deposits transfer at closing. See our rental selling page.
Questions about this tool
What is a good cap rate?
It depends on the area, the property and the buyer. Use the optional field to see the value at the cap rate an investor tells you they need.
Should I include the mortgage in NOI?
No. NOI is before the mortgage. Cash flow is after it.
Do I have to sell vacant?
No. We buy with tenants in place.
Not legal, tax or financial advice
These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
