How this quiz works
The quiz follows a simple set of rules. A short-term hardship points toward options that bridge the gap, a long-term drop in income points toward changing the loan, and wanting to move on points toward selling. Home equity decides whether a regular sale, a short sale or another route comes up first.
It lists options to ask about. It cannot tell you what your servicer will approve.
The options in plain words
- Forbearance: payments are lowered or paused for a set time.
- Repayment plan: you catch up by adding a part of the past-due amount to each payment.
- Loan modification: the loan terms change so the payment is lower.
- Reinstatement: you pay the full past-due amount and the loan is current again.
- Sale, short sale or deed in lieu: you leave the home in a way that settles the loan.

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
