The two ratios

  • Housing ratio: your housing payment divided by gross monthly income.
  • Total debt ratio: your housing payment plus other monthly debts, divided by gross monthly income.

Why a target is optional

Servicers and loan investors set their own targets, and they change. This tool does not assume one. If your servicer or a housing counselor gives you a ratio, enter it to see the payment that would meet it.

Questions about this tool

Will a modification cut my payment to the target?

Not necessarily. Servicers review income, expenses, the loan and the hardship, then decide what to offer.

Which income counts?

Your servicer will say which income it accepts and what documents prove it. Ask before you apply.

Is gross income before or after tax?

Before tax. Ratios in this tool use gross monthly income.

Not legal, tax or financial advice

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
