How the numbers are built

The total past due is the regular payment times the payments you missed, plus any fees you enter. A repayment plan divides that total by the months you choose and adds the result to each regular payment until you are caught up.

The tool does not add interest or escrow changes. Your servicer can give a reinstatement quote, which is the exact amount needed to bring the loan current on a given date.

What to ask your servicer

  • For a reinstatement quote with a good-through date.
  • Whether a repayment plan, forbearance or modification is available for your loan.
  • What happens if one payment on the plan is late.
  • To put any agreement in writing before you rely on it.

When catching up is not realistic

If the monthly figure is more than you can afford, the numbers are still useful. Bring them to a HUD-approved housing counselor or your servicer and ask about a longer plan or a change to the loan. Selling the home before a foreclosure sale can also protect any equity you have. Our options quiz lays out the choices.

Questions about this tool

Is this my exact payoff?

No. It is an estimate from the numbers you enter. Your servicer gives the official reinstatement figure.

Should I count the current month?

Count every payment that has come due and not been paid, including the current one if it is late.

Does a repayment plan stop foreclosure?

Not by itself. Ask your servicer how a plan affects the foreclosure timeline, and get the answer in writing.

Talk through my options

Tell us where you are in the process. There is no cost and no obligation, and we will not pressure you to sell.

Not legal, tax or financial advice

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
