What a good hardship letter does
- States what happened and when, in plain facts.
- Says what you are asking for.
- Asks for the application and the list of documents.
- Asks for written confirmation that the servicer received it.
Before you send it
- Read it and change anything that is not exactly right.
- Add dates and amounts that are specific to you.
- Send it in a way that gives you proof of delivery, and keep a copy.
- Attach the documents the servicer asks for.
A template, not advice
The letter is a template built from your answers. It is not legal advice, and it does not guarantee any outcome. A HUD-approved housing counselor or a Texas attorney can review your letter and your options.

Do I need a letter to get help?
Many servicers ask for one with the application. Ask your servicer what it requires.
Can I change the wording?
Yes. Copy the letter into your own document and edit it before you send it.

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
