How much cash do you need to buy a home?
The down payment is only part of it. Enter the price and your savings plan to see the cash to plan for, and how long it would take to get there.
Your numbers are only the start
Fill in the form to see your results here. When you are ready, send us the address and we will turn the estimate into a real offer or a plain-English plan, at no cost.
What goes into the total
- The down payment.
- Closing costs: lender, title and other fees paid at closing.
- An inspection, moving costs and any repairs.
- Reserves: cash left after closing so a surprise does not become a crisis.
How to shrink the number
- Ask about down payment and closing cost help.
- Ask whether a loan with a lower down payment fits, and what mortgage insurance would add.
- Compare closing cost estimates from more than one lender.

Cash up front is one half. See the monthly side with the home payment calculator and your ratios with the qualification check.
Questions about this tool
How much are closing costs?
They depend on the loan, the lender and the property. Enter your lender's estimate when you have it, as a share of the price.
Do I need reserves?
Some loans require them and lenders like to see them. Even when not required, a cushion after closing is wise.
Does assistance count?
Assistance can cover part of the down payment or closing costs. Subtract it from the total once a program confirms it.

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
