The main loan types

  • Conventional: not government-backed. The lender and the investor set the terms.
  • FHA: insured by the Federal Housing Administration, often with lower down payments.
  • VA: guaranteed by the Department of Veterans Affairs for eligible veterans, service members and some surviving spouses.
  • USDA: backed by the U.S. Department of Agriculture for eligible rural and some suburban areas.
  • Jumbo: larger than the conforming loan limit.

How this works

The finder follows simple rules. It points to VA when you say you are eligible, USDA when the home may be in an eligible area, jumbo when the loan is large, and shows conventional and FHA for most buyers. It does not know your credit or the lender's limits.

Questions about this tool

Which loan is best?

It depends on your credit, down payment, income and the home. Compare written estimates for the loans you may qualify for.

Does the finder check my eligibility?

No. It lists loan types to ask about. A lender confirms eligibility and terms.

Do all these loans need mortgage insurance?

Not all of them, and the cost differs. Ask each lender how mortgage insurance or similar fees apply.

Not legal, tax or financial advice

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
