Check your credit reports and fix any mistakes you find.Look at your ratios and your cash needs.Pay down high-interest debts if you can, and avoid new debt before you apply.

Gather your documents

Recent pay stubs.Tax returns and W-2s or 1099s from recent years.Recent bank and savings statements.A government-issued photo ID.A list of your monthly debts.Your lender's own list comes first. Ask for it.

Find help and a lender

Compare loan options.Look at assistance programs and ask whether a homebuyer course is required.Ask two or three lenders for a written estimate and compare them.Get pre-approved.

Shop and make an offer

Set a price range you are comfortable with, not just the maximum.Look at taxes, insurance and HOA dues for each home.Make an offer and read every term before you sign.

Under contract

Schedule the home inspection.Respond to the appraisal and any repair requests.Choose homeowners insurance and send it to the lender.Avoid big purchases or new credit until you close.

Closing

Review the closing disclosure and compare it with your estimate.Arrange the funds for closing.Do a final walk-through, then sign and get the keys.
