What lenders look at
- Credit history and score.
- Income and how steady it is.
- Monthly debts compared with income.
- The down payment and closing costs you can pay.
- Cash left after closing.
How the numbers are built
The tool adds principal and interest, property tax, insurance, any HOA dues and any mortgage insurance to get the monthly payment. It divides that payment by gross monthly income, and again with your other debts added, and compares both with your targets.
The 28% and 36% figures are a common rule of thumb, not a program requirement. Loan programs and lenders set their own limits, which is why you can replace them above.
What to do next
- Ask a lender for a pre-approval, which looks at your documents and credit.
- Look at loan options and down payment help.
- Use the cash planner to see what you need saved.
Questions about this tool
Does this tell me if I will be approved?
No. It shows where your numbers stand. A lender reviews your credit, documents and the property and makes the decision.
Why do the targets matter?
Lenders compare your payment and debts with your income. Different loans allow different limits, so ask the lender for the ones that apply to you.
Is my information saved?
No. The numbers stay on this page and are not sent anywhere unless you choose to contact us.

These tools give general estimates from the numbers you enter. They do not replace advice from a Texas attorney, a CPA or a licensed lender. Captain Saves A Home buys houses, so we have an interest in a sale, and we will tell you honestly when another option fits better.
